I've spent almost 30 years right here studying and learning this community, whether I actively knew that or not. With that has come a lot of experience, insight, and understanding. So let's dive into some of the neighborhoods that I would seriously consider moving to if I was coming to Conroe from somewhere out of town.
One question I get a lot, expecially for folks moving from out of town or out of state, is, "What neighborhoods should I try to target?" or "Where would be the best place for my family and I to consider moving in Conroe?". Well I've definitely got some thoughts on that.
Conroe is my home town. I've spent almost 30 years right here studying and learning this community, whether I actively knew that or not. With that has come a lot of experience, insight, and understanding. Some of that may be biased, but hey I'm just here to give my thoughts, and you can determine what's actually the best place for you. So let's dive into some of the neighborhoods that I would seriously consider moving to if I was coming to Conroe from somewhere out of town.
Forest Estates: This neighborhood is near and dear to my heart. Not only was it the first neighborhood I ever bought a house in personally, but it's connected to the golf course that I grew up playing at. Conroe Country Club shares a property line with Forest Estates and is among one of the nicest 9 hole golf courses in the state. Homes in here can range from the low $200's to the mid-high $500's. The location is among my favorite on this list. You're right in the heart of Conroe, less than 5 minuts to I-45 and right across the street from Conroe High School. You're quite lilterally in the center of everything here.
Graystone Hills: As much as I love Forest Estates, Graystone Hills brings us to a slightly higher price range than what you'll find in Forest Estates, while still boasting an incredible location and other amenities. This neighborhood began development around 2007, with the bulk of construction taking place between 2008-20012. With that, you have newer homes which means newer roofs, HVAC's, etc. Homes in here are typically found in the mid $300's to the mid $600's, with some outliers on either side of that range. You've got Geisinger Elementary School located inside the neighborhood, so your kids can live out the dream of riding a bike to school, something I always wanted, but never got the opportunity to do. That, along with a community pool/event center make it a great place to spend a long time living in.
Rivershire: This is a good one. Big lots, wide roads, and homes with so much character. Rivershire is a hidden gem in Conroe that many people don't think about. It loses a lot of attention to River Plantation which has a similar name, but isn't making my list of neighborhoods that I would move to. Rivershire has that established, mature community feel while also keeping up with the modern trends. Many homes have been renovated in Rivershire which makes them feel new, while still holding to the tradtional design that they were inspired with. You'll see homes from the high $100's to the low $400's. The reason for this large range in values is primarily because there are still flip deals to be found in Rivershire. A few homes that got lost in time, and just need someone to put in the work to bring them into the modern era. This neighborhood is one that I would strongly consider if I was an out of towner.
Wedgewood: Also one that's near and dear to my heart because it's the home to my first ever real estate transaction. Years ago when I was in a job that I really didn't care for, Wedgewood and my grandmother gave me the opportunity to try something new. Her house was in Wedgewood and she had passed away a couple of years prior. Her last gift to me was one that impacted my career for the rest of my life. It's the neighborhood that made me fall in love with real estate. Formerly a golf course community, this neighborhood offers something that many others don't. The golf course was decomissioned but remains utilized as walking trails and green space for the residents and people love that about it. The homes are classic, ranging from high $300's to low $500's, making it the most consistent pricing of the neighborhoods we've talked about.
Grand Central Park: This one is for all of my new construction folks. I typically don't gravitate toward the new construction homes but if I were to, this is the neighborhood I'd be looking at. GCP is a masterplanned community with pools, parks, lakes, trails, amenity centers, shopping, dining, and entertainment/lifestyle activities all wrapped into one big place. You truly don't have to leave the neighborhood if you've got a work from home job, and you won't be bored either, you'll have plenty to do. Because of that, the range of prices really covers a large gap in GCP. I'm talking low $300's all the way to $1M+. If new construction is your goal, Grand Central Park is the way to go.
Longmire on Lake Conroe: You can't do a Conroe neighborhoods list without talking about homes actually on the lake. Longmire on Lake Conroe is a gated community that I think everyone would love to live in. It's lake living in a well established community, but is fairly secluded and away from too much traffic. Driving out to this neighborhood is scenic and relaxing, and once you make it to your house there, that feeling doesn't change. It's rare that homes come up for sale in here but when they do, be prepared to pay well over the $500,000 range. Every now and then you can find one for around that price, but generally you're looking at about $700,000 minimum. Justifiably so, it's a fantastic neighborhood with limited homes and the lake, so what more could you want.
These are just a few of the neighborhoods that I love in Conroe, and I think you would too. There are plenty more to mention, but I'm not trying to write a book quite yet. I can find something that I love in just about every pocket around here, and that's part of why I love the north Houston area so much. We haven't even touched on The Woodlands, Willis, Montgomery, Magnolia or Spring. I'll continue to share places that I believe are worth looking into, and if you have any questions, please reach out and let me know. Or if I've missed one, let me know what you like!
